Dear Mr John Gabrielson,

RE: Building classification relating to proposed residential health care facility at 199 Beddington
Rd Doonan (Council ref: MCU22/0202)

It is understood that Katie Rose Cottage Hospice currently has a development application before
Council which applies to land at 199 Beddington Rd Doonan. As part of this application Council has
issued an information request dated the 4th January 2023 seeking additional information regarding the
application, which states:

Issue – building classification
“It is noted that the existing building does not have building approval for a Community
Residence/Residential Care Facility, or any other use other than a Class 1a Dwelling.

Information Required
Provide information from a suitably qualified person that the existing and proposed building is capable
of obtaining the appropriate building classification.”

In order to assist the proposed 'residential health care facility' comply with the relevant building
assessment provisions, the development layout has been amended to ensure the building is now
capable of achieving compliance for a class 9a building, in accordance with the National Construction
Code (NCC).

Consequently, I can confirm that the revised proposal plans prepared by Campbell's Construction (Dwg
No. CCC-36387_WD.05) dated 16-08-2023 has been reviewed and is deemed capable of obtaining
the necessary change of building classification for a Residential health care facility as prescribed by
the relevant building assessment provisions contained within the Building Act 1975.


In conclusion, the building is capable of achieving the required building classification under the NCC.
