is and surrounded by quality residential
dwellings and parkland to the east.

In accordance with the Noosa Plan the site is
subject to the provisions of the Plan of
Development No 65 (POD). The POD details
that dwellings are required to follow a code
assessment process.
Subject site

Development Permit for a Material Change of
Use for a Detached House. The following
details are considered relevant to the
application:
• The subject site is currently vacant;
• The applicant proposes to establish a
Detached House on the subject site;
• The proposed Detached House is
consistent with the existing dwellings
located in the Noosa Dunes estate;
• Detailed proposal plans prepared by Aboda Design Group are included as Attachment A; and
• A Stormwater Management Plan, Soils stability report and landscape plans have also been
prepared for the site and are included in Attachment B, C and D.

Due to the location of the site to the east of the main roundabout on site, the applicant proposes the driveway
access along the northern side boundary. As a result the driveway and turning area is located across the
frontage of the site. This location is considered appropriate as the dwelling and carparking area will be below
the road level due to the slope of the site down from the roundabout. Existing vegetation within the road

reserve will be retained and combined with supplementary landscaping will screen the dwelling from the road
way.

recommended.
