GENERAL COMMITTEE MEETING AGENDA 25 AUGUST 2014
1.4 Current Noosa Plan Provisions
The current Noosa Plan specifies the following setbacks for the Detached Housing Zone:
Frontage—6m
Other boundaries—
a) 1.5m setback up to 4.5m height;
b) 2m setback between 4.5m - 7.5m height; and
c) 2m plus 0.5m for every 3m or part thereof above 7.5m height.
This probably represents a simplified version of the QDC without the various exceptions and
given there is allowance for 600mm eaves/overhangs it results in slightly different building
outcomes but more frequently better climatic designs. Problems have been extremely rare but
the following illustrates the worst case scenario (shown in red) under the current scheme where a
two storey wall can extend across nearly all the width of the lot as close as 2 metres from the
rear boundary.
Worse case scenarios under current scheme
8m maximum
height would be
setback 2.5m
7.5m
height
1.5m setback for up to
4.5m in height
2m setback for up to
7.5m in height
By comparison the diagonal line in the above illustration may present an alternative setback
solution as detailed in section 1.6 below and is repeated on all examples.
