look onerous but in reality relatively few lots are like this.




         3m rear
        setback to                        Upper level building envelope
       lower level                                is 16m x 16m

                                          Lower level building envelope    6m frontage
                                            is 21m x 17m however site
         8m rear setback to upper level    cover can not exceed 300m2




Another suggestion is that upper storeys be set back 6m from the rear and ground floors be set
back 3m from the rear boundary
