4.0 TRADE AREA ANALYSIS
This Chapter examines the population and household growth projections and critiques the key
demographic and socio-economic features that are likely to characterise the defined Trade Area,
utilising data from the Australian Bureau of Statistics (ABS).

4.1       TRADE AREA DEFINITION

The Trade Area is the area from which the proposed service station would expect to draw the
majority of its local custom and has been defined on basis of the following:

         the scale, size and how the proposed development will function;
       the boundary of the Statistical Area Level 1s (SA1), which are the smallest geographical
          areas for which relevant Census data is available;
       the existing and future road and commuter network including the Bruce Highway (A1/M1)
          and Cooroy-Noosa Rd, with particular consideration as to the typical commuter and
          traveller routes;
         the location of existing and proposed service station and fast-food facilities and centres;
          and
       natural and engineered urban breaks such as Belli Creek and the Brisbane-Sunshine Coast
          rail line, which may affect perceptions of access and convenience.

In particular, it is noted that the Trade Area refers to the local resident population which would
be attracted to the services provided at the subject site. Typically, residents of the Trade Area
would form the main source of trade at a retail development, however, due to the location of
the subject site and the nature of service station operations; the main source of trade will be
derived from motorists utilising the Bruce Highway. This dynamic will be discussed further in
Chapter 5.

The Trade Area illustrated in FIGURE 4.2 represents the area from which the majority of local
demand for the proposed service station would originate and reflects the proximity of residents
to the subject site and their typical transport routes.

FIGURE 4.1 illustrates the Noosa District High School catchment area which extends to localities
beyond the Trade Area including Kybong, Eumundi, Kin Kin and towards Kenilworth; indicative of
the importance of Cooroy and Pomona for residents of these areas. The Cooroy State School
catchment reflects the defined Trade Area. TABLE 4.1 lists enrolments at local schools from which
students are travelling from throughout the district to access facilities.
