Cooroy Service Station EIA 21_06_16

A service station at the subject site could conservatively achieve a fuel sales volume of
approximately 5ML litres per annum in 2016 and 6ML litres by 2026, assuming no other changes
to the fuel network.

This is sufficient to support a fuel retailing facility in this location, and is demonstrative of growing
demand for fuel retailing to service the needs of Trade Area residents and other motorists
accessing the area. The ACCC (2014) estimates that the average non-supermarket site averages
around 2.9 ML per year and the supermarket sites average 5.4 ML per year.

The ‘Cooroy to Curra’ upgrade of the Bruce Highway will have direct implications for Cooroy and
the rogue demand for services at the subject site. FIGURE 5.1 illustrates the upgrade of the Myall
St interchange and Bruce Highway relative to the subject site, highlighting the closing of the direct
exit/entrance from/to Holts via the Highway in place of higher speed ramps.

Significant growth is projected in the amount of traffic utilising the road network proximate to
the subject site due to the ‘Cooroy to Curra’ upgrades. Forecasts of Average Annual Daily Traffic
(AADT) in 2026 from the project are compared to reported data from the 2010-2015 Traffic
Censuses in TABLE 5.5, outlining this anticipated growth.
