g) The proposed development will cater to the mobile lifestyles of the community, which is
demonstrative of an increasingly time poor community, requiring convenient access to
facilities with extended trading hours, such as the fuel, convenience and fast-food
   facilities within the proposed development.

h) Modest population growth is projected within the Trade Area, generating demand for
conveniently located facilities to cater to the needs of this population.

i) The proposed development would offer high levels of accessibility to the emergency and
last minute needs of the local community, as well as the needs of motorists passing
through the Region, with the proposed development improving access to branded and
quality top-up shopping for emergency or immediate needs and a modern destination
with at-grade parking, amplifying convenience for motorists and local residents.

j) The demand assessment identified shortfalls in the existing supply of convenience
retailing for the growing Trade Area population. The inclusion of a small convenience
facility in association with the service station and fast-food outlet, will improve access for
time poor motorists to chore or last minute goods and services, reducing the need for
multiple trips on the way home from work, between centres etc.

k) There is limited choice in fast-food operators throughout the Noosa Shire and particularly
within Cooroy. The subject site and proposed development would provide additional
choice to residents and passing motorists in a convenient location to access drive-through
   fast-food facilities.

l) Schools within Cooroy draw from broad catchment areas with students accessing the area
from throughout Cooroy, Pomona, Kin Kin, Black Mountain and Belli Park etc. The
proposed service would be convenient for these families in providing access to fuel and
convenience retailing as well as fast-food options around school drop-off and pick-up
   times.
