Cooroy Service Station EIA 21_06_16
Attached to the e-mail MCU16/0066 & OPW16/0133 - Economic Impact Assessment.
8.0 CONCLUSION
The fuel retailing sector is experiencing rapid growth and evolution, underpinned by both
consumer demands and expectations, as well as changing policies influencing supplier response
to service station development and operation. The proposed development will introduce a
modern, convenient and accessible fuel retailing centre to Cooroy, meeting a clear gap in the
provision of fuel retailing for the Bruce Highway motorists and improving convenience and choice
for Cooroy.
There is a clear need for convenient and accessible fuel retailing to meet the needs of the
commuting Cooroy community, with strong levels of vehicle ownership and a propensity for
automotive services including fuel.
The proposed development on the subject site would complement the employment and
economic role of the Nandroya Industrial Estate, and provide a limited array of top-up goods for
the commuting Cooroy community.
The proposed development would have a negligible impact on the existing centres and fuel
retailing network. More particularly, it is Urban Economics’ opinion that the proposed facility
would complement and enhance the network of fuel retailing facilities by improving accessibility
for Bruce Highway motorists.
