Bushfire Hazard Assessment v1 NCES REF: J000207
Lot 9 on RP131369 – 216 Black Mountain Road, Black Mountain

The Local Hazard Area Map is presented in Figure 3 and identifies the following Potential Bushfire
Intensity areas within the assessment area:
    • Medium Potential Bushfire Intensity Area; and
    • Potential Impact Buffer.
The site scale Bushfire Intensity Area mapping presented in Figure 3 is to supersede the SPP
mapping for the purposes of this assessment and is to be used to guide formulation of appropriate
site-based hazard reduction measures.
The bushfire hazard assessment undertaken herein has identified that the location of the proposed
building envelope within proposed Lot 2, and including the required access to the building envelope,
is situated outside of a Designated Bushfire Prone area. The proposed layout therefore meets the
intent of Council’s Natural Hazards Overlay Code in that the creation and occupancy of the additional
lot is not anticipated to endanger the lives of occupants and/or emergency services staff with respect
to bushfire risk. In this regard, the incorporation and further consideration of project specific bushfire
management measures into the development design is considered unnecessary to achieve
compliance with the Noosa Plan Natural Hazards (Bushfire) Overlay Code.
3.1.2 Setback Distances – Australian Standard 3959-2009 Construction of Buildings
      in Bushfire Prone Areas
The location of the site within a Bushfire Prone Area on Council’s Natural Hazard Overlay Map
triggers building design assessment under AS3959 (2009) which provides minimum construction
requirements for new dwellings in designated Bushfire Prone Areas. Irrespective of the hazard
assessment undertaken within this report, new dwellings within the allotment are required to be
assessed against AS3959 (2009) as regulated by the Building Code of Australia.
