where the damage would cause a hazard to pedestrian or vehicle safety,
immediately; or
where otherwise, upon completion of the works associated with the
development.
57. Any repair work which proposes to alter the alignment or level of existing services
and assets must first be referred to the relevant service authority for approval
B. Find the following are sufficient grounds to justify the decision despite the conflict with
the Planning Scheme:
1. There is a significant need for aged care facilities within the Noosa region and
the proposal will in part satisfy this need.
2. The use is compatible with surrounding residential uses and will not significantly
impact on the amenity of the area. Further conditions are proposed to mitigate
and address any potential amenity impacts.
3. The proposal being low rise and articulated with a variety of external finishes will
sit reasonably well within the streetscape without being overly dominant.
4. The proposal provides extensive landscaping to the Val Crescent frontage to
screen the development from the street.
5. There are limited opportunities of appropriately zoned land for the development
of aged care facilities and overall the proposal is a good response for this site,
considering the Noosa Hospital opposite and Goodchap Street medical centre
nearby.
