Character statement of the locality 2
The Noosa Plan
Physical Setting
The Cooroibah Locality is situated north-west of Tewantin. The locality consists of a small village, rural
settlement, open space and natural bushland, with boundaries generally defined by—
• in the south and west; and
• Louis Bazzo Drive in the north-west;
• Cooloothin Creek, Noosa River and Lake Cooroibah in the east; and
• Cooroibah Creek and in the south and south-east.
The Cooroibah Locality is a part of the coastal lowland system through which the Noosa River and its
associated lakes and tributaries flow. Its original landform characteristics are typical of such lowlands,
with gentle undulations, relatively poor soil in the lower areas, marginally improved soils on the low
ridges and a high water table.
The lowland characteristics result in relatively poor drainage with areas frequently inundated by
floodwaters or which become boggy during, and for long periods after, wet weather. The land drains
through a network of small tributaries towards the Noosa River and the shallow Lake Cooroibah.
The soils, high water table and slow-moving drainage systems yield a diverse landscape fabric. The
paperbark wetlands, heath lands and scribbly gum forests feature significant values, particularly along
the broad drainage paths and in areas with a high water table. They are also attractive to a wide range
of wildlife. The landform and landscape characteristics also yield a system that is sensitive to nutrient
input.
Particular features of the landform and landscape are recognised in—
• The Great Sandy National Park, which extends into the locality boundaries;
• The State forest and views to Mt Tinbeerwah;
• The values attached to the Noosa River, Lake Cooroibah and Cooloothin, Cooroibah, and Ringtail
Creeks. Within the Cooroibah locality, the Noosa River and Lake Cooroibah are part of a declared
Fish Habitat Area. 3
Accessibility, Infrastructure & Servicing
The Cooroibah Locality serves as a transition between the coastal urban areas and the rural
countryside, offering moderate to high levels of convenience and accessibility, via McKinnon Drive to
the urban services. Tewantin is just a few minutes drive from the southern parts of the locality.
McKinnon Drive is part of the major road network linking coastal urban areas with the hinterland and
onto parts of the Gympie Region. McKinnon Drive and Louis Bazzo Drive are the dominant access routes.
Other principal access roads within the locality are Illoura Place and Lake Cooroibah Road.
The village of Cooroibah is serviced by reticulated water supply and sewerage, however there is limited
capacity within this system and it cannot support the entire locality. Reticulated water supply and
sewerage are not planned generally throughout the Cooroibah Locality. In areas where sewerage is not
available, development is constrained by the need for on-site disposal of effluent and private water
supply.
The levels of convenience and accessibility, particularly in the southern part of the Cooroibah Locality,
in combination with its natural and rural settings offers some attraction as an area for rural settlement.
At the same time, the sensitivity of the landform and landscape result in only parts of the area being
suited for this form of development.
