The northern part of the locality offers high levels of convenience and accessibility, via the David Low
Including amendments to 3 July 2017
Way, to the urban services of Noosa Junction and Noosa Heads.
The Noosa Plan
The southern part of the locality also has moderate levels of accessibility to the urban services of
Noosa Junction and Noosa Heads, as well as to the services located at Coolum and Noosaville. Peregian
Beach in the south serves a significant role in providing local convenience shopping, business and
community services. Improved access to Noosaville and Tewantin is intended with the extension of
Eenie Creek Road across Weyba Creek to the David Low Way.
A range of sport, recreation and community facilities are available in the north west of the locality,
including sports ovals, schools, churches and a community hall. Peregian Beach also provides a bowls
club, tennis club and surf club. Passive recreation opportunities are focused on the foreshore parks and
reserves and Noosa National Park. These areas combine to provide an extensive open space system
within the locality.
Water supply is available to the urban communities of Sunshine Beach, Sunrise Beach, Castaways Beach,
Marcus Beach and Peregian Beach. Sewerage services are either available, or in the process of being
provided, to these urban communities. In areas where sewerage is not available, development is
constrained by the need for on-site disposal of effluent.
Communities
Sunshine Beach enjoys a casual lifestyle, with its own local shops and restaurants and a distinct
character focused on accessibility to the beach and the urban services of Noosa Heads. This lifestyle
and character, in combination with Sunshine Beach’s relatively high proportion of unit development, also
makes it attractive to visitors. Sunshine Beach provides an extensive mix of housing and unit
accommodation in a secluded vegetated setting, amongst undulating to steep landforms. In beach areas
of Sunshine Beach, some larger buildings lead to visual intrusion onto the public beach, emphasising the
need for special care in the design and construction of new development.
Sunrise Beach is attractive to families and permanent residents, with relatively easy access to the
beach, local shopping services, the schools in Ben Lexcen Drive and higher order services available in
Noosa Heads. Sunrise Beach provides housing and unit accommodation, though in the east, proximity to
the David Low Way and generally lower vegetation forms, means that development is more exposed.
Sunrise Beach has a high proportion of detached housing, as compared to Sunshine Beach, and that
housing is characterised by a mix of lightweight and masonry construction, featuring a greater
proportion of low set brick and tile homes in lower areas and large masonry homes on the ridges with
ocean and/or lowland views. Closely spaced three storey unit developments are located along the
beachside, nodes of duplex style dwellings are set on the slopes of the dunes west of David Low Way,
while gated enclaves of attached housing are present in the north-western areas.
Castaways Beach, located south of Burgess Creek and north of Castaways Creek, provides housing for
permanent residents, with its residential appeal enhanced by an integrated open space system and safe
links to the beach. It has no local shopping functions and its residents recognise that this assists the
area’s character, whilst they retain ready access to higher order services at Noosa Junction.
Castaways Beach is characterised by a range of contemporary single and two storey houses in a mix of
styles from lightweight with a variety of claddings, through to modern composite construction to
heavier masonry styles. The more recent development in Castaways Estate has produced a relatively
orderly, yet green, streetscape with less mature vegetation to most areas and a high proportion of large
homes particularly where views of the ocean are available. Provision is made for unit accommodation in
one location to the east of David Low Way.
Marcus Beach, located south of Castaways Creek and north of Peregian Creek, includes the Marcus high
dune system, a key feature forming the only substantial break in the linear pattern of development
between Sunshine Beach to the north and Peregian Beach to the south. The community has no local
shopping functions and its residents recognise that this assists the area’s character, whilst they retain
ready access to high order services at Noosa Junction and local services at Peregian Beach or Sunrise
Beach. Development is established and integrated with the low dunes and their vegetation. The area’s
low density coastal character is accentuated by mature vegetation, curving streets and undulating
