EXECUTIVE SUMMARY
The Peregian Digital Hub currently has a commercial office vacancy. Following a market process
conducted by Colliers, a prospective tech industry tenant has been identified. This report
recommends the awarding of a lease to that tenant.
RECOMMENDATION
That Council note the report by the Digital Hub Director to the Planning & Environment Committee
Meeting dated 10 May 2022 regarding the commercial lease of office space at the Peregian Digital
Hub and
A. Agree to enter a commercial lease of the unit 3b premises of 45m2 to TP Collab Trading Pty
Ltd. for a one year term with a three year extension option, as generally outlined in the report;
B. Authorise the CEO or delegate to execute any subsequent lease extension, subject to the
lessee complying with the terms of the lease.
REPORT
The purpose of this report is to seek Council approval to enter into a new lease for commercial
office space at the Peregian Digital Hub.
At the Services and Organisation Committee meeting on 9 October 2021, Council awarded leases
to two tenants and noted that a market process will continue in order to secure a tenant for unit 3b.
Sourcing and evaluation of prospective tenants for unit 3b has been undertaken by Colliers,
Council’s contracted provider of Property Management Services, in accordance with the Local
Government Regulation 2012 and guided by the Sound Contracting Principles set out in the Local
Government Act 2009.
Colliers has worked collaboratively with the Digital Hub Director to ensure that Council’s strategic
objective of bringing together the optimal mix of technology company tenants in the Hub is
achieved.
Colliers received multiple high quality tenancy applications for unit 3b and have recommended TP
Collab Trading Pty Ltd as the prospective tenant for unit 3b at the Digital Hub, guided by criteria
that evaluate both their ability to meet the commercial obligations of the tenancy and their fit with
the objectives and culture of the Hub.
Colliers has provided Council an outline of the procurement process, timeline and assessment
criteria, refer Attachment 1.
