Planning Scheme Overlays
72. The subject site is mapped as being constrained by a number of planning scheme overlays as shown
within the Overlay Map Extracts included with the Statutory Planning Map Extract at Attachment 2
to this report. A general summation of how the proposal addresses the relevant overlays codes is
provided below:
a) Biodiversity Overlay – The subject site is identified as containing areas mapped as environmental
protection and riparian buffer containing an identified stream under the biodiversity overlay. The
proposed development has been configured to ensure the construction of future development
is located outside of any environmentally significant areas within the site. Refer to the Ecological
Assessment Report prepared by Saunders Havill Group, included at Attachment 10 which
provides the necessary assessment of the proposal against the Biodiversity Overlay Code of the
Noosa Plan.
b) Natural Hazards Overlay – The site is mapped within a designated water supply catchment, being
associated with Lake Macdonald. The subject site is located at the fringe of the mapped
catchment area and is afforded a significant separation distance from the water body.
Nonetheless, the proposed development has been designed to ensure the construction and
operation of the development will not cause adverse impacts to the quality or quantity of water
entering the tributaries of Lake Macdonald.
