Town Planning Report
SECTION 6 - CONCLUSIONS
87. This report has detailed and assessed the town planning matters related to a proposal to the Noosa
Council for a Material Change of Use of Premise for Multiple Housing – Type 5 (Relocatable),
Entertainment and Dining Business – Type 2 (Recreation, Amusement & Fitness) and Reconfiguration
of a Lot (Boundary Realignment and Access Easement) on land at 30, 114, 122 - 144 Myall St, Cooroy
QLD 4563.
88. The applicant has undertaken all necessary technical assessments to comprehensively investigate and
determine that the proposed development is a suitable outcome on the subject site. Such
investigations have concluded the development is suitable for the subject site as any constraint is
able to be appropriately managed through implementation of sound technical solutions.
89. The subject land is suitable for more intensive development by virtue of its location within proximity
to existing urban activities and zoned land, its capacity to be serviced by urban infrastructure, the
ability for onsite constraints to be adequately managed and the land’s accessibility to existing services
such as public transport and the Cooroy local centre.
90. The proposal will deliver additional dwelling choice and diversity as well as employment benefits
during the construction phase and operational life of the development. The proposed development
is crucial to the ongoing viability and success of the Cooroy Golf Club.
91. The proposed development is capable of obtaining access and direct connections to necessary urban
infrastructure including reticulated water, reticulated sewer, electricity, stormwater infrastructure,
and telecommunications utilities.
92. The proposed development is consistent with all relevant State planning instruments including State
planning legislation, State Planning Policy and the South-East Queensland Regional Plan.
93. The proposed development has demonstrated compliance with the relevant planning scheme codes
of the Noosa Plan 2006 or could be conditioned to comply with the relevant planning scheme codes
through relevant conditions of approval. Additionally, the mapped overlay constraints identified
within the site have been addressed and do not impact upon the development layout which reflects
a site-responsive configuration, mitigating any internal or external potential impacts on future built
form.
94. For the above and the justification provided throughout this report, the proposed development
should be approved subject to reasonable and relevant conditions.
