| wish to lodge an objection to the above application

Objection as follows :

INCREASED TRAFFIC AND PARKING

There is little or no off street parking @ 2/18 Duke Street, the existing parking /
garages have been converted to storage or used as additional office space so it is not
available on site.

The Real Estate office has about 6 staff, the other office is sublet on a desk basis and
has numerous people working from there, all requiring parking. The adjoining
development at 20-26 Duke Street has 12 allotted car parking spaces and ona
normal day requires 34 and this does not include visitors or customers.

The result of this is that the overflow is transferred to Duke Street and Douglas
Street.

At weekends and holiday times Douglas Street becomes a one way street.

When the Lessee of 2/18 Duke Street operated a café ( illegally ) over the Christmas
period cars were parked on the yellow lines on the corner of Duke & Douglas streets.
This made it unsafe to negotiate the corner and there is no reason that this won’t
happen again.

| request that council in their assessment of this application carry out a car parking
audit on 18 Duke Street and the existing commercial premises adjoining.

One thing is for certain, if the application is approved the people who come to work
at and patronise this Café/Bar are not going to walk.

aithfully,

—
