We are asked to advise about the assessment of a change application,
which is not a minor change, made to the Noosa Council on 10 October
2022' (“Change Application”).

Background

The land (“Land”) the subject of the Change Application is:
1. located at 3 - 7 Serenity Close, Noosa Heads;

2. described as Lots 10 and 11 on SP 195871;

3. has an area of 24,040 m?;

4. is currently included mainly in the Tourist Accommodation Zone
and partly in the Environmental Management and Conservation
Zone, pursuant to the Noosa Planning Scheme 2020. Also the Land
is affected by the Biodiversity, Waterways and Wetlands Overlay
(and identified as an area of biodiversity significance) and the
Protected Vegetation Overlay; and
