Visitor Accommodation Code
The Visitor Accommodation Code seeks to ensure that accommodation is appropriately located
and designed to meet visitor needs, enhance landscape and protect the amenity of surrounding
premises. Of relevance to the proposed development is;
 - AO8.3 which requires that accommodation is sited so as not to overlook the living areas of
   neighbouring premises;
 - AO9.1 which requires a minimum of 30% of the site to be developed and maintained as
   landscaped area; and
 - AO 9.2 which requires a landscaped area a minimum width of 2 metres width adjacent to side
   and rear property boundaries.
Assessment
Concerns are raised to the development density and conflict with the Overall Outcomes which
requires that the density of the visitor accommodation integrates with the locality. The proposed
development will significantly increase the density at the site from the existing Short stay letting
approval of 18 to 48 beds.
