As discussed with Mark Lewis via a phone call on 12 August 2024, SCG Consulting Engineers request a change
to the MCU Decision Notice dated 13 May 2024, to revise Noosa Council’s Conditions 46 and 47 (see below). We
address our reasons for the requested variation of these conditions below.
Roofwater Capture and Reuse:
46. In conjunction with the development application for Building Works, the hydraulic design of the roofwater
drainage system for buildings 2, 3, 4, 5, 6 and 7 is to be piped to the roofwater storage tanks nominated
on drawing 33132-SW1.1 Rev C by SCG Consulting. The roofwater system is to be designed to convey
the 1%AEP event of critical duration, with a 20% increase in rainfall intensity to account for future climate
change.
47. A total of 39kL of roofwater storage is to be provided for the development as shown on drawing 33132-
SW1.1 Rev C by SCG Consulting. The roofwater is to be plumbed for reuse to the following non-potable
fixtures, with the detail provided with the hydraulic design submitted in conjunction with the development
application for Building Works:
• Communal landscape irrigation
• Bin wash down
Statement of Reasons:
46. The on-site detention systems outlined in our SWMP only requires roofwater from buildings 5, 6 and 7 to
be directed to a underground detention tanks, in order to detain flows up to the 1% AEP (Q100) storm
event. The remainder of the buildings should only be required for roof water drainage design up to 5%
AEP (Q20) in accordance with the National Construction Code (NCC). Implementing this condition would
intake a re-design of the approved civil engineering set for the associated sub-catchment as the
underground stormwater network has not been designed for the 1% AEP storm event. We request this
condition is re-worded to only include buildings 5, 6 and 7.

47. The approved drawing set and SWMP completed by SCG Consulting Engineers only outlines a total of
32 kL of provided storage. We request the condition is re-worded to match the approved drawing set.
If you require any further information, please do not hesitate to contact our office.
Yours faithfully
