Dear Sir
Information Request
Planning Act 2016
I refer to your application and advise that Council requires further information to satisfactorily assess the proposal.
application details
Application No.	MCU21/0034
Street Address:	8 Tristania Dr Marcus Beach Qld 4573
Real Property Description:	Lot 100 M 11112
Planning Scheme:	Noosa Plan 2020 (25 September 2020)
INFORMATION REQUIRED
The information requested is set out below:
Issue – site cover and plot ratio
The Medium Density Residential zone code seeks a maximum site cover of 40%. The site cover calculates in excess of this. Although the section plans suggest the extent of the roof line, a roof plan may provide greater clarity.
Further, the Medium Density Residential zone code seeks a maximum plot ratio of 0.4:1. The proposed dwelling exceeds this.
Information Required
Provide amended plans that comply with the maximum site cover and plot ratio for the Medium Density Residential zone code. Provide calculations accordingly.
Provide a roof plan.

Issue – box profile
Performance outcome PO19 of the Medium Density Residential Code seeks that roof forms avoid box profiles. Acknowledging there is some articulation of the building and varying with regard to line and plane at the eastern elevation, the dwelling presents as a box profile to all elevations. The length of wall at the northern and southern elevation is considered to contribute to the box profile and does not comply with Acceptable Outcome AO14.3 (a) with regard to design elements. Further the dwelling does it comply with AO14.5 (c) as it does not include verandahs, window openings, awnings or porches.
Information Required
Provide amended plans that address the box profile to all elevations, particularly the western, sound and northern elevations, by introducing at least one other design element to add visual interest.
Issue - 5 metre buffer
The property is located in the Coastal Protection overlay and Acceptable outcome AO5 requires a mix of native vegetation for a width of 5 metres at the rear (or seaward) boundary of the site to provide adequate landscape buffering to protect the coastal dune system. It is noted that significant native vegetation exists on the site.
Information Required
Indicate if any existing vegetation is able to be retained on site to provide for the eastern buffer and also if this is possible to any other boundaries.
Issue
The proposal includes significant excavation in close proximity to the northern boundary. The adjoining property is currently vacant and Council’s mapping system indicates that a stormwater line from David Low Way to Tristania Drive is located adjacent to the boundary within the adjoining property. The submitted “Slope Stability Assessment” does not include any comment regarding measures to protect the adjoining property and Council’s asset.
Information Required
Provide an amended Slope Stability Assessment that includes specific comment on any measures required to protect the adjoining property and Council’s asset
Issue
The submitted material includes limited detail on the proposed access driveway.
Information Required
Provide a preliminary engineering design for the proposed driveway. The design must be prepared by a suitably qualified person and include but not be limited to:
dimensions, levels (existing and design) and grades;
the extent of any earthworks within the road reserve. Please note that Council does not support private retaining structures in the road reserve;
any surface drainage grates;
a longitudinal section extending from the centreline of the road formation to the garage floor. The section must demonstrate that a B99 vehicle (as described in AS/NZs2890.1:2004) will not scrap or bottom out on either the road formation or the driveway when entering and exiting the site.
Issue
The submitted material does not include any detail on how stormwater runoff will be addressed.
Information Required
Provide a preliminary stormwater design for the proposed development. The design must be prepared by a suitably qualified person (Registered Professional Engineer of Queensland or Drainage consultant.
