The subdivision seeks to create 4 industrial lots from 1 existing industrial lot. The site is connected to sewer and all other urban utilities. The site discharges into an existing drainage reserve to the south. Civil engineering plans for the subdivision are attached. This site is described as 1 Taylor Court, Cooroy and is legally described as Lot 6 on SP197517. The site is shown in the image below and is located on the southern side of the Bruce Highway. The site is in the Nandroya industrial estate and has an Industrial Zone.

The site is within the mapped water supply buffer to Lake MacDonald. As stated above, the site is already connected to sewer and drains to a drainage reserve. Appropriate erosion and
sediment controls will be implemented. Further material change of use applications will also require demonstration of compliance with stormwater quality objectives.
Surface and groundwater will not be adversely affected by the proposed subdivision. It is requested that SEQ Water provide written advice confirming acceptance of this proposed
subdivision.
Regards
John McKennariey
