                                 Easements

Applicant’s Request
The applicant has submitted plans that outline the proposed changes as shown in Attachment 1.
Assessment of Request
Some of the proposed changes are limited to the existing building footprint as previously approved
and are largely based on the usability of the building.
Car park numbers have increased with the changes to the layout and include more motorcycle
spaces, bringing the total equivalent car spaces to 294, four more equivalent car spaces than
previously approved.
Basement extension
The basement is proposed to be extended to include an area for a Medical Linear Accelerator
Bunker. The concrete bunker will be used to house the Medical Linear Accelerator which is a
machine that is used for radiation treatments in cancer patients. The bunker will be wholly below
ground level and is located at the south eastern corner of the building. There are no planning issues
associated with this change.
New Roof
A new roof to the rear of the building that covers the car park on Level 2 is proposed in order to
provide weather protection to the car park. Refer to Figure 2 – Proposed roof. The proposed roof
has limited view from Hofmann Drive, and can be viewed from adjoining industrial uses and the
undeveloped property to the north. The proposed roof does not increase the gross floor area of the
building, as car parking areas are excluded from calculation of gross floor area. The proposed area
is also open on 3 sides and set back from the property boundaries, minimising any perceived bulk
from partly roofing this car park. It is proposed to be skillion style and matches the existing design
of the building. There are no planning issues associated with this change.
