              2           Site Description
              The site is an 850 square metre residential property located at 2 Arakoon Crescent (Lot 783 on RP48111),
              Sunshine Beach, see Figure 1. The site slopes away from Arakoon Crescent towards the dunes that
              adjoin Sunshine Beach, with a change in elevation from Arakoon Crescent to the rear property boundary
              of approximately 8 metres. The rear property boundary that adjoins the dune is elevated at approximately
              19 metres above Australian Height Datum (AHD).

              Sunshine Beach is located south of Noosa Head and has an east-south-easterly aspect with exposure to
              waves from the north-east through to south-east. The site is approximately 750 metres south of Noosa
              Headland which has a significant influence on coastal processes and longshore sand transport along this
              section of coastline.

              2.1         Development Proposal
              The subject property is currently occupied by an existing house. It is proposed to undertake a full
              renovation of the existing building.

              The architectural drawings of the renovations are presented in Appendix A.
