Council engaged Urban Economics in 1999/2000 to conduct independent investigations on the economic impacts of a development proposal by. Conclusions from those investigations were- > — An 18,300m? sub-regional shopping center has market support for an opening by 2004. > The impact of the sub-regional center can be contained within manageable levels provided the future expansion of the retail network is contained. It is expected the sub-regional center will create an impact upon the retail network [that] falls just short of being significant. During 2004 it can be expected there will be some closures and relocations to the Shire Business Centre. It is expected that all existing retail nodes will continue to perform at their designated function in the retail network. G: \DEP\Projects\SBC\Masterplan-FinalApr04.doe
