designation for the site requires updating to reflect a zone
capable of accommodating suitable residential land uses.
The development design is an effective and efficient use
of the site responding to site characteristics particularly
with regards to access, size and orientation. The
development will positively contribute to the Myall St
streetscape whilst preserving the scenic and
environmental values of the rural land located to the
south of the subject site. The proposal aligns with the
intent of the physical setting, is afforded necessary
infrastructure provision and addresses the communities
need. The proposed development provides a residential
land use that meets the housing needs of the Cooroy
locality through catering for an ageing population whilst
ensuring the ongoing financial viability of the golf club
membership base.
