30 August 2024 The Assessment Manager Noosa Shire Council PO Box 141 Tewantin Qld 4565 Attention: The Assessment Manager Delivery via email: [email protected] Dear Assessment Manager, DEVELOPMENT APPLICATION FOR DEVELOPMENT PERMIT FOR MATERIAL CHANGE OF USE FOR MULTIPLE DWELLING (4 TOWNHOUSES) AT 100 HILTON TERRACE, NOOSAVILLE QLD 4566 In accordance with Section 50 of the Planning Act 2016 and on behalf of Snowlake Pty Ltd (the ‘Applicant’), please find attached a ‘properly made’ development application over land at 100 Hilton Terrace, Noosaville, formally described as Lot 1 on SP315600. The development application seeks approval for the following: ▪ Development Permit for a Material Change of Use for Multiple Dwelling. We enclose the following information in support of the application: ▪ DA Form 1; ▪ Town Planning Assessment Report, addressing the applicable assessment benchmarks, including the following attached specialist reports: ‒ Appendix A – Property Searches and Documents; ‒ Appendix B – EMR and CLR Searches; ‒ Appendix C – State Planning Policy (SPP) 2017 Checklist; ‒ Appendix D – State Development Assessment Provisions (SDAP) Checklist; ‒ Appendix E – Noosa Plan 2020 Assessment; and ‒ Appendix F – Plans of Development, prepared by Blight Rayner. Once Council has received the application and a fee quote has been issued, the required lodgement fee will be paid. The development assessment fee has been calculated based on Noosa Shire Council’s 2024-25 development fees and charges schedule.
