       DEVELOPMENT APPLICATION FOR OPERATIONAL WORKS - LANDSCAPING
                     1 CRANK STREET, SUNSHINE BEACH

On behalf of Craiglea Lodge CTS10376, please find enclosed an application for an
operational works development permit for replanting of the existing landscaping
associated with the unit development for Council’s consideration. This application is in
accordance with section 51 of the Planning Act 2016. The land to which this application
relates comprises both Lot 1 on BUP4814 and the adjacent verge areas of Crank Street
and Webb Road to which the lot holds frontage. While the application involves the
replacement of plants within the existing gardens and some edging adjacent to the
driveway, the works have been deemed to comprise assessable development under Table
5.8.2 of the Noosa Plan 2020 as they include landscaping works on the Council controlled
roads.

The following information has been provided in support of this application:
• DA Form 1
• Design plans 224-157L Sheet No. L01 – L13 showing landscaping work and 224-
   157 Sheet No. 01 – 13 showing entrance and poolside refurbishments prepared
   in concert with Graham Green Design Drafting.

The landscaping works include the retention of the majority of native trees on the site,
removal of vegetation that creates safety risks and replacement with new planting stock.
Plant selection has been informed by Atmosphere Styling who have been engaged to
undertake the work and will source planting stock from local nurseries. All species
selected are suited to coastal beachfront areas. Larger planting stock is intended to be
used in concert with soil additives to address the sandy nature of soils on the site.

The scope of planting also includes re-establishment of turf in the road verge, enabling
stormwater runoff to drain into the kerb and channel as well as strategic placement of
rock to exclude vehicles from parking on the footpath.

We request that Council provide an invoice made out to Craiglea Lodge CTS10376 C/-
[email protected] to enable the application fee to be paid by the applicant
directly.
