6. CONCLUSION AND RECOMMENDATIONS
This application seeks a Development Permit for Material Change of Use to construct a dwelling within
the Riparian Buffer Area. The proposal is code assessable development under the Noosa Plan and a
consistent use within the Rural Zone. The application can comply with the code requirements by
compliance with the performance outcomes and overall outcomes.

The proposed dwelling is partly located within the Riparian Buffer Overlay area. The development is
located within an existing clearing on a mostly flat area. This ensures no removal of native vegetation and
minimal earthworks are required preserving the biological values of the adjoining riparian buffer area. Any
adverse impacts can be offset through rehabilitation as required.

It is therefore suggested that the assessment manager decide the proposal favourably.
