4. LOCAL PLANNING MATTERS

4.1 LEVEL OF ASSESSMENT & STRATEGIC FRAMEWORK
The proposed development includes a material change of use requiring code assessment
against the Noosa Plan 2016.

The following codes are applicable:
   -   Detached House Code
   -   Biodiversity Overlay Code

4.2 OVERLAYS
The subject site is burdened by the following overlays, as identified by the overlay maps of the
Noosa Plan:

   -   Biodiversity Overlay
           o Environment – Enhance or protect
           o Habitat Regrowth
           o Remnant Habitat
           o Riparian Buffer area

       The Biodiversity overlay code is an assessment benchmark. The level of assessment is Code
       Assessable.

   -   Bushfire Overlay

       The Bushfire overlay code is not applicable to the Detached House use.
