We are in agreeance with Noosa Council to provide a Decision Notice to approve the internal conversion of
Unit 3 to a two (2) Bedroom Unit with Games Room.
With no requirement now for carparking assessment as it relates to the now games room we need to consider
the provision of the new space for the Managers Office / Reception.
As included within our application material Appendix B the development required 18 covered spaces and 5
uncovered. The approved plans and what was constructed on site was 21 covered spaces and 5 outdoor
spaces. This is 3 additional to the requirements.
Further there are two spaces on the upper level, one being a turning bay and one a spare area that Council
did not count towards parking at all. Note images below where we parked a Pajero into the turnaround space
to demonstrate its size and the other space has a 6m long surf ski sitting in it to give a size.
In previous application similar for Bella Casa in Hastings St Noosa, Council agreed that it was suitable for the
turning bay to be used as a parking space for the Manager, as such noting the additional carparking spaces
to what was required with the existing development approval and the two spaces that could be used for the
manager it can be easily demonstrated that there is sufficient carparking to meet the need and change to
include a separate managers / reception space.
