11.0        Summary and Conclusions
SLR has been engaged by Stockwell to undertake a Traffic Impact Assessment for the Noosa
Village Mixed Use Development proposed to be located at 69 Hofmann Drive, 46 Walter Hay
Drive and 28 Eenie Creek Road, Noosaville.
On 25 May 2023, the Development Application was submitted for the subject development.
Subsequent to this, Noosa Shire Council submitted an Information Request (IR) requesting
amendments as part of a revised Traffic Impact Assessment (this document). In addition, the
applicant has prepared a revised plan of development for the project. This revised TIA, has
been updated with consideration of the revised development plans (Appendix A) and
Council’s IR, dated 17 July 2023 with application reference: MCU23/0078.
Based on the analysis and assessment undertaken as part of this TIA, the following
conclusions are made:
       Servicing for Lot 3 and Lot 7 by the largest foreseeable vehicles can be accommodated
        within the specified loading areas and this has been demonstrated through swept path
        analysis.
       The total number of car parks provided by the proposed development is 750 spaces.
        This supply meets Council’s performance outcome as stated in NSC’s DPC, justified
        through the Parking Demand Assessment documented herein.
       Active transport, including end of trip facilities have been considered and has been
        demonstrated to meet NSC’s DPC relevant acceptable outcomes.
       Public transport has been considered and has been demonstrated to meet NSC’s DPC
        relevant acceptable outcomes.
       The traffic design of the development site layout is compliant with the requirements of
        the relevant design standards and guidelines.
       The operational assessment conducted herein demonstrates the following:
        o   I1 - Hofmann Drive / Emporium Drive Roundabout: No upgrading required.
        o   I2 - Hofmann Drive / Noosa Civic Loop Road Roundabout: No upgrading required.
        o   I3 - Hofmann Drive / Rene Street / Loading Dock Access Roundabout: No
            upgrading required.
        o   I4 – Emporium Drive / Main Street Roundabout: No upgrading required.
        o   I5 – Hofmann Drive / Main Street Roundabout: No upgrading required.
