New Uses
O4 S4.1 AS ALTERNATIVE SOLUTION
The proposed use does not compromise the safety of people or property from The use is sited on land that is not in a Medium The Site is shown on the Noosa Shire Planning Scheme Overlay
bushfire. or High Bushfire Hazard Area; Map (OM3.4 Natural Hazard Overlay Map (Bushfire and Acid
Sulfate Soils)) as being located in a “Medium Bushfire Hazard
OR Area”. Portions of the proposed disturbance areas on-site are
located within mapped Medium Bushfire Hazard areas.
All extraction activities included as part of the proposed
development will be undertaken in a manner consistent with the
existing mining lease approvals over the land.
The proposed development for extractive industry is no different
to the historical mining activities over the land. The only difference
to the historical mining activities over the land in comparison to
this application for extractive industry is that the extraction of the
clay material will be used for its physical properties as fill (e.g. for
rehabilitation purposes for the Neales Quarry and White Pit
Quarry to the south of the Site) as opposed to using the clay
material for its ceramic properties (which is defined as a ‘mineral’
under the Mineral Resources Act 1989).
The approval sought is for a limited purpose (to enable
rehabilitation of mining leases to the south of the Site at Neales
Quarry and White Pit Quarry). It is anticipated that the volume of
material required can be obtained and hauled within a period of 2
years from commencement of the operations.
The impacts on the environment will be limited as all activities will
be within existing disturbed areas with no extension outside of the
existing mining lease operational area.
The development does not involve institutional uses whereby the
evacuation of people from the Site will be difficult. It is anticipated
that the development will not generate a significant increase in
the number of people to live or work in the area.
