                      Building Height
               4.     The maximum height of the development must not exceed 8 metres above the ground level.
                      External Colours & Finishes
               5.     External colours and finishes must be of muted environmental tones that blend with the
                      surrounding vegetation and landscape, with broad expanses of a single colour or reflective
                      surfaces not permitted.
                      Landscaping Works
               6.     Existing trees on the site must be retained.
                      Stormwater Drainage
               7.     Stormwater runoff from the development must be disposed of on-site without causing scour
                      or damage to the subject site or any adjoining property.
                      Geotechnical
               8.     All works must be carried out generally in accordance with the recommendations contained
                      in the Geotechnical Investigation reference 23271-001, Revision 0 dated 5 December 2023
                      prepared by Tectonic Geotechnical & Environmental Engineers.
