To Whom It May Concern
Ocean Breeze - CTS 10445 –-Consent for Café le Monde Owners’ Development Submission to Council
The above CTS incorporates a commercial Lot, known as Café le Monde.
The Owners of Café le Monde propose a refurbishment of Lot 6 and associated Exclusive Use Areas (EUA) which
are licenced to the Owner of Lot 6, subject to certain conditions, from the Ocean Breeze Body Corporate.
This letter is to advise Council that the Body Corporate Committee (BCC) is aware of the Café le Monde Owners’
refurbishment proposal, and supports their intentions for improvement.
The BCC has reviewed conceptual refurbishment plans and has no objections to their general nature. A
Memorandum of Understanding (MOU) is currently being negotiated and will be signed between the parties
reflecting agreement to certain conditions being imposed by the Body Corporate.
To assist the Lot 6 owner with their proposed time frames involved, the BCC gives its consent for the Owners
of Café le Monde to submit the necessary application to Council to allow the commencement of the Council
application and approval process, whilst concurrently the MOU is being finalised.
Once the MOU has been finalised, the approval by the Owners via a General Meeting must be sought.
This letter is only to provide BCC consent for the Owners of Café le Monde to lodge their application to Council
for assessment, and is not to be construed by any party as giving the proposed refurbishment, either directly
or indirectly, any form of approval or commitment to proceed.
Yours faithfully,
Antonia McDonald
Chair, Body Corporate Committee
Ocean Breeze Resort
