Submission Objecting to Application Reference MCU17/0076.01
1/25 Edward Street, Noosaville, Qld 4566
Other change to include Short Term Accommodation (Multiple Housing Type 2 Duple & Operational Works)

Dear Sir,

We refer to the above development application which is presently being publicly notified due to being an impact assessable development. Noosa Shire Council is the assessment manager for this development application.

We wish to strongly object to this development application and request that the application be denied and refused by council.

We are the owners of a nearby Ann Street, Noosaville dwelling and we are negatively impacted by the frequent noise from this short term stay property.

These grounds on which we have based our objection include, but are by no means limited to, the following:

1. The premise located at 1/25 Edward St., Noosaville, has been operating as short term accommodation use for approx 2.5 years. During this time there has been frequent partying and socializing at the premises by guests, who stay for short periods of time and are clearly on holidays. Unfortunately the noise of loud voices and shouting take place on the rear outside balcony, these voices travel to neighboring properties, becoming disruptive to our peaceful environment in our quiet residential area. This partying continues on multiple occasions throughout the week and year.

2. The pool area is heavily used, approx. 4 plus hours a day, by short term renters, especially by children who clearly are having fun. However there is total disregard by tenants who seem quite happy to allow the noise to carry on, as they are on holidays and give no thoughts to the loud rambunctious noise they create to neighbouring permanent residents!

3. It is my understanding that the vast majority of residences are owner occupied and are not used for short term holiday accommodation. Sadly, our immediate neighborhood has lost some of the tranquil enjoyment, as we value our residential amenities and peace and quiet. There is no enjoyment for residents hearing yelling and loud partying noise at various hours of day and night.

4. Our immediate neighbourhood has lost and will continue to lose our peace and quiet and valued amenity if this approval is granted. The approval of the above development approval legitimize what has been happening to our immediate neighbourhood for the last 2.5 years from a land use perspective. This proposed local law may assist in providing an improved means to lodging a complaint, however many of the issues experienced cannot be negated by enforcing councils local law.

It is considered that my grounds of objection cannot be adequately addressed by council issuing both a conditional approval of the above development application along with the requirement for registration under councils new local law Short Stay Letting.

I therefore reiterate that the current application should be rejected for the above grounds.

Yours Sincerely,
