RE: Information Response
#4 Hill Street Pomona
Lot 6 on RP35080
Good Day,
In reponse to Council’s Information Request for the above mentioned property we are responding in full to the
planning issues raised:
• Proposed Lot 4 does not meet the minimum lot size as per Table 9.5.1.4 and Acceptable outcome
AO21.1 of the Reconfiguring a Lot code. Lot 4 is a rear lot and the minimum lot size should be
1000m2 exclusive of the access strip.
Please find amended Proposal Plan 3975=ROL-D that has increased the area of Lot 4 to 1075m2.
This is still below the 1000m2 excluding the driveway but the owners would like to maintain the peaceful
amenity of their pool area. Photo below shows the pool area and surround.

This option still provides adequate area at the rear for Lot 4 that is private from the majority of the neighbours. Lot 4 only can see one neighbour to the west, All others are either not visible or blocked by shrubs. See photos below. Looking North East Looking West The client would prefer to maintain their pool and lifestyle to enjoy their retirement with their children and grand children in the home they have cared for.

• A minimum lot size of 1000m2 in Pomona is suitable where a lot can be connected to water and
sewer.
Provide advice from Unity Water that connection to water and particularly sewer is supported. If
connection to sewer is not achievable, the proposed reconfiguration will not be possible.
Attached is the letter from the Engineers (Ferg & Roeds) who are certifiers for Unitywater and confirm that the
sewer and water are supported.
• Council is concerned on how stormwater will be managed, namely on proposed lot 4.
The subject property slopes to the northwest, where the rainwater receiving environment are
residential properties. The increase of hardstand on proposed lot 4 will create an increase, in both
volume and velocity, of stormwater running onto the neighbouring properties.
No new development can create a worsening of existing drainage conditions both on the subject
property and the downstream environment.
Information Required
Provide a Stormwater Management Plan for the proposed development. The management plan
must include but not be limited to:
a. Details and location of proposed stormwater discharge outlets;
b. Be consistent with the site specific geotechnical report recommendations;
c. Demonstrate that the runoff from the site is suitably controlled to ensure that the downstream
environment is not adversely affected or destabilised;
Page 4
d. Demonstrate how Performance Outcome PO2 b) and c) of Noosa Plan’s Water Quality and
Drainage Code will be achieved.
Please note that the stormwater drainage system must be a gravity system and pumps are not
acceptable.
Please find the Supporting Statement from the Engineers attached addressing the stormwater.
• Provide amended plans demonstrating how Performance Outcome PO10 of Noosa Plan’s
Driveways and Parking Code will be achieved.
There is plenty of room within both proposed allotments to allow turning on site to exit in forward gear.
Lot 3 parks under the dwelling and reverses into the carpark area. Cars in the carpark do visa versa.
Lot 4 shall design their driveway to allow performance criteria meet.
