                                    An existing boat manufacturing business is located to the western portion

                                    is proposed. Two separate buildings exist with an approximate total
                                    footprint of 850m².
                                    Dense landscaping is proved along the frontage of proposed Lot 1.
 Frontage and access                75.9m frontage to Rene Street.
                                    Proposed lot 1 frontage = 4,138m²
                                    Proposed lot 2 frontage = 2,010m²
 Topography and views               Slight fall from the rear of the site to the street and across the site from
                                    west to east.
 Existing vegetation                2 mature trees centrally located on proposed lot 1 and a densely
                                    vegetated garden for the full length of proposed lot 1.
 Easement                           Easement J is located to the north eastern corner of the lot for sewer
