INFORMATION REQUIRED
The information requested is set out below:
Issue – Biodiversity
Confirmation whether any vegetation clearing within the biodiversity areas is required is to be provided, and/or whether any subsequent clearing is required for protection of the dwelling/s.
Information Required
Confirmation whether any vegetation clearing is required, and assessment against relevant sections of the Biodiversity, Waterways and Wetlands Overlay Code.
Issue – Access & Parking
It is unclear from the submitted documentation how the proposed secondary dwelling will be accessed.
Information Required
Provide an additional driveway plan demonstrating how the proposed secondary dwelling will be accessed. The plan must be prepared by a suitably qualified person and include, but not be limited to:
reference to any manoeuvring areas required for vehicles; and
demonstrate any necessary upgrades for the access point to accommodate for the increase in traffic.
Please note that: the access must be generally in accordance with Council’s standard drawing RS-056 and any associated addendum. The driveway will require the submission of an Operational Works application which may or may not be supported.
Issue – Stormwater Management
The subject site is not in a water supply area and the proposed development will create a significant increase in hardstand and impervious areas within the site. The submitted documentation does not include sufficient information for Council to assess how the proposed development will collect, reuse and release stormwater.
Note that the proposed development must not adversely affect the existing drainage conditions of the subject site and neighbouring properties.
Information Required
Provide additional detail demonstrating how the rainwater collected on-site will be collected, reused and released without causing scour damage to neighbouring properties. The additional detail must be prepared by a suitably qualified person (RPEQ – Registered Professional Engineer of Queensland).
Issue – Effluent Disposal
The submitted documentation does not indicate an on-site effluent treatment and disposal system. The subject lot is unable to access a reticulated sewerage system, as such, the proposed secondary dwelling must connect to an on-site effluent treatment and disposal system.
Information Required
Provide additional comment demonstrating how effluent generated by the proposed secondary dwelling will be treated and disposed.

If you do not provide a response before the due date, it will be taken as if you have decided not to respond to the information request and Council will continue with the assessment of your application.
