5.7 NEED

A needs assessment has been undertaken by Project Urban and is included in section 7.8.1 of this
report. The assessment establishes that there exists strong demand for further aged care facilities
in Noosa Shire. Projections estimate a shortfall of 251 beds by 2026. The proposed 90 bed facility
fits well within this projected demand.

5.8 STORMWATER

A Stormwater Management Plan prepared by Empire Engineering is attached. This report
demonstrates that stormwater generated by the proposed development can be appropriately
managed and discharged and outlines a total water cycle strategy to be adopted in the
construction and operational works phase of the development which satisfies the acceptable
solutions set out in Councils planning scheme policies.

5.9 TRAFFIC

A Traffic Impact Assessment prepared by Empire Engineering is attached. This report establishes
that the proposed development achieves functional access, manoeuvring and parking in
compliance with relevant planning scheme provisions and Australian Standard AS2890 and will
not have a tangible negative impact on the existing operational conditions of the surrounding
road network.
