ii.    The total trade area population generally reflects that of a coastal region on the outskirts of a major
       metropolitan area and is characterised by an older, Australian born population who own their own
       homes and are more likely to be couples without dependent children. This is reflective of a retiree
       population who would have a greater reliance on accumulated wealth than disposable incomes.
