in a benefit to the consumer as well, with customers preferring to cross shop, in order to compare prices
and products more easily. This has been an increasing trend within the Australian retail environment.
5.3. Location
i. Overall, the proposed Noosa Marketplace site enjoys a high-profile location within the Noosa Business
Centre precinct and will benefit from its co-location with the existing Noosa Civic retail precinct and
other showroom facilities along Eenie Creek Road.
ii. The proposed development will also be well located to serve the Noosa urban area given the critical
mass of retail, large format/showroom and industrial uses throughout the precinct. Accessibility to the
site is excellent, reflecting convenient ingress and egress off Eenie Creek Road and Hoffman Drive and
a significant provision of at-grade parking.
iii. Currently, vacant Industrial-zoned land is largely located in backstreet, internalised locations, while
Noosa Business Centre land is abundant and forms a natural extension of Noosa Civic, including the
subject site.
iv. Prospective large format retail and non-retail showroom tenants that are currently (and will be
increasingly) demanded by the total trade area population are more likely to establish premises within
high profile precincts or retail strips such as the subject site, as compared with internal, low-exposure
sites such as the limited vacant parcels of Industry zoned land.
v. There are limited available and appropriately zoned sites within the region with the site attributes
typically required by large format retailers (e.g. high-profile location with excellent accessibility, large
enough to accommodate a critical mass of tenants to create destinational appeal etc.). The subject site
represents an ideal location for a large format retail/showroom centre to address to existing undersupply
of such facilities within the region. Further, the subject site is a natural extension of the existing Noosa
Civic retail precinct.
vi. The Noosa Business Centre site encompasses 40.1 ha of land, of which 66% is currently vacant or
undeveloped. As such, other employment-type uses which do not require the same attributes as large
format retailer (i.e. high-profile site, excellent accessibility etc.), can be accommodated elsewhere within
Noosa Business Centre.
