Attention: Development Assessment Team

Dear Sir/Madam,

REQUEST FOR MINOR CHANGE TO 12495 TC - TOWN PLANNING CONSENT
PERMIT FOR A DUPLEX DWELLING AT UNIT 1, 40 ALDERLY TERRACE, NOOSA
HEADS (LOT 1 ON SP110326)

On behalf of the applicant, Maureen Cudlipp, please find enclosed a request for a Minor Change to the
Town Planning Consent Permit to be assessed by Noosa Council.

This request for a Minor Change under s78 of the P lanning Act 2016 is in accordance with the definition
of a Minor Change (Schedule 2 of the Planning Act 2016) and it is considered that the change does not
result in a substantially different development.

Please find enclosed the following documentation to facilitate Council’s assessment of the request:

    ●   DA Form 5;
    ● Town Planning Consent Permit; and
    ● Proposal Plans prepared by Robinson Architects.

The relevant Council fee of $2,218.00 will be paid once a reference number has been provided.

                               Figure 2: Proposed Alterations to FirstFloor

A copy of the Noosa Plan prior to the Noosa Plan 2006 scheme is not available. We have assessed the
proposed changes against the Noosa Plan 2006 as this was the planning scheme in place when the
amended design was completed and is an active superseded planning scheme until 31 July 2021. In light
of the above, we note the following:

   ● The proposed additions have resulted in a small increase in floor area of 17.94m2 based on the
       superseded Noosa Plan 2006 definition of Gross Floor Area;

                                                                                                    2

  ● The proposed deck oriented towards the site frontage does not exceed the existing building
         setbacks on the Ground Floor level. Figures 3 and 4 below shows that the proposed new deck
         does not significantly alter the building facade when viewed from Alderly Terrace.
  ● New private open space areas and landscaping is proposed at the rear of the site and provides a
         high level of amenity for residents;
  ● The changes to the GFA are outlined as follows in Table 1 below. We note that the allowable
         total GFA based on Noosa Plan 2006 is 327.6m2, which the proposed additions do not exceed.
