Attached to the e-mail Development Application - Operational Works (Vehicle Crossover) - 7 Webb Road, Sunshine Beach (Lot 2 RP171778).
Our Ref: 20200287 Council Ref: RAP20/0046.01 1 February 2022 Chief Executive Officer Noosa Shire Council PO Box 141 Tewantin QLD 4565 Sent via email: [email protected] Attention: Development Assessment Team Dear Sir/Madam, DEVELOPMENT APPLICATION FOR OPERATIONAL WORKS (VEHICLE CROSSOVER) AT 7 WEBB ROAD, SUNSHINE BEACH (LOT 2 RP171778) Further to Council approval of Development Permit for Concurrence Agency Response for Dwelling House at 7 Webb Road, Sunshine Beach (Lot 2 RP171778), please find enclosed the following documentation to facilitate Council’s assessment for Operational Works: ● Driveway Crossover plan prepared by Aboda Design Group; ● Driveway Perspective plan prepared by Aboda Design Group; and ● DA Form 1. The Council fee of $551.00 will be paid upon receipt of Council invoice. The attached documentation has been prepared by the specialist consultants in accordance with the requirement of the Noosa Planning Scheme. In light of the recent approval (RAP20/0046.01) to extend and modernise the existing dwelling house, this application seeks to update the driveway to mitigate ingress to the property from street stormwater during rain events. This results in a performance design solution for the new driveway. The existing driveway needs to be replaced, as the driveway has no rise from the kerb invert, and thus directs stormwater toward the garage. When the kerb invert area fills up, stormwater is currently directed into the property. The proposed driveway will have a rise of 150mm from the kerb invert to reduce water ingress from the kerb down the driveway. A grated drain is proposed within the property boundary to assist diversion of stormwater from entering the garage. The proposed driveway plan has been reviewed and approved by SCG Consulting Engineers.
