20250624 GIA HOF_MCU (including external blinds)
3 July 2025 Noosa Shire Council PO Box 141 Tewantin QLD 4565 Attention: Andrew Gaffney (Acting Coordinator, Planning) By Email: [email protected] Dear Andrew, RE: HOF Apartments (Council Ref: MCU21/0146.01) over land at Noosa Civic - 28 Eenie Creek Rd, Noosaville QLD 4566 (Lot 3 SP 246584) We refer to recent discussions following a site visit conducted with Council on Wednesday 18th June 2025 at HOF Apartments and discussions on site with Patrick Murphy in respect of roof stair access and chimney cover, which were not shown on the approved plans. Additionally, email correspondence with Andrew Gaffney on 2 July 2025 in respect of external blinds to balconies. This letter sets out the consequential design and construction updates for your review and acceptance. Mechanical cover on Chimney A chimney has been installed on Building C, as seen in Figure 1 & 2 below and approved through a Generally in Accordance application on 14 May 2025. Figures 1 & 2: Building C Chimney cover and Stair Access The mechanical cover on the chimney is to protect the vent from weather and debris while allowing for proper airflow. It also performs an acoustic function to prevent any disturbance to residents that may occur in windy conditions, therefore a necessary design element for the wellbeing and enjoyment of residents and adjoining residential properties.

Stair Access The stair access frame, as seen in Figures 1 & 2, has been introduced for the sole purpose of providing safe and compliant access to the roof for general maintenance and servicing on all three (3) buildings (Building A, Building B and Building C), as well as access to the solar panels on Building C, which provide a sustainability element to the scheme. These stair access points are designed in with roof access gained internally from the common corridor of each building and are essential to ensure compliance with workplace health and safety requirements as well as compliance with the National Construction Code. The proposed stair access frames are modest in scale and colour (Surfmist, in keeping with scheme) in order to minimise visual impact from the public and surrounding properties. External Blinds to Balconies (Optional to residents) Since settlement has occurred, a number of HOF residents have enquired about the option for external blinds. Currently under the bi-laws of the Community Management Statement (CMS), accepted by Noosa Council, residents aren’t permitted to have external blinds without Body Corporate approval (see excerpt below), however Stockwell propose at the first Body Corporate Meeting an overarching approval for external blinds would be put forward as an optional offering to residents should they wish to install them. The external blinds would provide for additional screening, shading and solar control, reducing reliance on mechanical cooling. To ensure all screening proposals are inkeeping with the overall Architecture, Stockwell request the acceptance of the Zipscreen Outdoor Share (Wire Guide), Surfmist colour only, which is the colour of the external façade, and all doors and windows (refer to the attached specification sheet). Excerpt from Community Management Scheme Conclusion We respectfully submit that this change remains generally in accordance with the development approval and would appreciate your prompt review and acceptance of such. Should you require any further information or clarification, please do not hesitate to contact the undersigned. Kind Regards, Holly Lucas Senior Development Manager – Planning 0466994436
