4_DA Report_FINAL
Attached to the e-mail MCU18/0204 - Development Application - 6 Heron Street, Peregian Beach.
Table 4 below sets out a summary of the current proposal and the previously approved scheme. The table
compares the application of the car parking credit to both the previously approved and the proposed scheme
and demonstrates that the proposal will in fact yield a lower car parking requirement.
Table 4 Summary of Parking Requirements
Current proposal Previously approved scheme
Total use area 376sqm 454sqm
Car parking requirement 18.8 spaces (gross) 19.3 spaces (gross)
3.6 spaces (factoring in car 4.1 spaces (factoring in car
parking credit) parking credit)
Based on the previously approved development for the site and the parking strategy that has been
previously agreed, the revised proposal is providing an appropriate response to the constraints of the site
and the nature of the neighbourhood centre, similar to most developments within the Peregian Beach. The
parking demand created as part of the proposal is less than the previously approved scheme. On this basis,
it is reasonable to expect that the parking demand created as part of the development can be absorbed into
the existing centre parking, without the provision of additional parking.
Overall, the parking strategy is appropriate for the site and will maintain the existing high quality pedestrian
environment in the neighbourhood centre.
