Noosa Shire Town Planning Department

The Business Centre zoning plan is a jigsaw of several uses that can be adjusted to accommodate
a development with a sustainable future.
Many retail shops in the existing centre are already remaining empty and then occupied with
 honeymoon deals to people  for short unsustainable use, then become empty again.
Over the last 18years your staff would have viewed the results from large development
such as Gateway Industrial Units and the on-line trading has reduced the need for shop front
exposure.  This trend has also happened in the requirement for a expensive office when
they can work anywhere with there computer.

I recommend the Council Town Planners,  refuse the application in it's present form and open
discussions with QIC Management to take a broader investigation into presenting a
 development in keeping with the Councils first plan with Stockwell for Retail and Research
 and Inventive design.

Community opinion is always in conflict with itself,  as shown by the plan prepared by the
Consulting Town Planners for Noosa Junction, was not approved due to  Community
action resulting in the problems they have today.

Note:- Tewantin Retail Shopping Centre has only one carriageway each way.
I do not see many strip shopping centres with 2 carriageways each way.
Noosa Council Town Planners could make a big difference by using their
knowledge for big changes instead of cosmetic spending.

The Business Centre-
The population numbers and structure of Noosa is not able to service any more retail shops.
Remember Stockwell withdrew his application to extend the Civic for Retail shops.
WHY- He  could see it was not a good idea after he had a rethink, Sold it instead.

I believe the following uses would financially work.

A CONVENTION CENTRE

Noosa is a preferred location for businesses to visit at any chance.
Invite a special events company to take part in the meeting.

A GOVERNMENT DEPARTMENT

Start discussions with Government to relocate a Department to Noosa.
Note- Current News Ipswich made sure the Government would  not shift the Police
Administration Centre to Brisbane from Ipswich.

Decentralization in today's world is a practical and workable plan.

I trust my views have some merit and  I would love to see the Council Town Planning
recommend to Council that they be given permission to prepare plans with a future
vision  for the new  Council in 2016.

I have been living in Noosa for 25 years and it's a great place to live, I now see many places
are a challenge to Noosa on many fronts.
