Bushfire Hazard Assessment & Management Plan v2 - 30 Pottery St Pomona 2021
Bushfire Hazard Assessment & Management Plan v2 NCES REF: J000864 Lot 496 on MCH591 – 30 Pottery St, Pomona 6 AUSTRALIAN STANDARD 3959:2018 CONSTRUCTION OF BUILDINGS IN BUSHFIRE PRONE AREAS (AS 3959:2018) SETBACKS The site is mapped within the Natural Hazards Overlay in the Noosa Plan 2006 (refer to Plate 15) Plate 15 – Asset Protection Zones Building works within Designated Bushfire Prone Areas identified on a Local Government Bushfire Hazard Overlay Map triggers building design assessment under AS 3959:2018. The Standard provides minimum construction requirements for new habitable dwellings and habitable building alterations in designated Bushfire Prone Areas. The construction requirements are intended to improve the performance of buildings subjected to burning debris, radiant heat or flame contact. Building works in Designated Bushfire Prone Areas must be built to the Bushfire Attack Level (BAL) construction standard relevant to the building site as identified by the AS 3959:2018 methodology. A specific BAL assessment will be required once building plans have been progressed given the BAL relies on an accurate understanding of the final footprint of the building within the individual building envelopes and is required to be assessed against the active iteration of the Standard at the time of assessment. The setbacks provided as depicted in the Plan of Development can currently achieve a minimum BAL 29 Construction Standard for Lots 8-10, with the remainder of the allotments anticipated to achieve a BAL 19 to BAL 12.5. © 2021 26
