The Plan of Development depicts the proposed new building envelope within Lot 2 within 60m of the
identified hazardous vegetation to the west of the site. The likelihood of a fire approaching from the north
to west is considered likely, given dominant regional fire weather winds are derived from the north-west
to south-west.
The separation distance offered to the adjoining vegetation is the primary driver of the assigned level of
risk and is determined with consideration to the Flamesol modelling output undertaken in Section 3.3 and
presented as Appendix B. A minimum of 60m separation has been provided between the proposed Lot 2
building envelope and the VHC 22.1 hazardous vegetation to the west. The 60m separation will provide a
new dwelling within Lot 2 a setback distance sufficient to achieve less than 10kW/m2 radiant heat impact
and will result in an acceptable level of bushfire risk to the proposed dwelling. Setbacks are discussed in
further detail in Section 6.2 below.
