PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 9 OCTOBER 2018
The applicant has not demonstrated significant need exists for the development at the
subject site.
The development’s vehicle access and maneuvering provisions are inadequate and would
cause impacts on the local road network.
The development would use spare capacity within the local road network, which is
undesirable.
The applicant has not demonstrated sufficient grounds exist to overcome the
development’s statutory planning conflicts.
It should be noted the above application was over 7 of the 11 lots subject of this application.
2.2. Site Description
The site comprises 11 existing Detached Housing zoned lots fronting Goodchap Street and Val
Crescent totalling 6,741m2 in area. The site is roughly rectangular shaped and has frontages of
approximately 115m to Goodchap Street and 160m to Val Crescent. The land slopes moderately
from Goodchap Street west toward Val Crescent, with a total fall of around 3.5m across the site.
Nine of the 11 existing residential allotments contain a detached house and 2 are vacant.
Currently, 3 driveway accesses have been created off Goodchap Street and 6 others are via Val
Crescent.
The site contains a mixture of native and exotic trees, shrubs and palms, most of which are
garden plantings. Significant trees on the site include a number of scattered mature gum trees
but the vegetation is not mapped under The Noosa Plan’s Biodiversity Overlay or State mapping.
