MCU15/0111 & Palm Lake Extensions to Fee multiplier x $31,017
REC15/0031 Works Pty Ltd retirement village 3 applicable
proposal – Pearsons
Rd & Trading Post
Lane Cooroy
The application seeks approval for a Material Change of Use to add 56 dwellings to the existing
approved retirement village and involves 2 new additional neighbouring parcels of land. One of
the parcels is zoned rural and raises a degree of zoning conflict over that land, however, it will
contain only 6 of the additional 56 dwellings.
The base fee of $31,017 for the MCU & REC is relatively substantial and will cover our
assessment costs - therefore no further inconsistent use fee multiplier is considered necessary
in this instance.

Policy
OPW15/0225 P Crumpston & 54 Pines Rd Cooroy $4,390 $4,390
P Sweetapple
Operational Works for
Stormwater, Drainage,
Landscaping
The applicant proposes that a fee reduction is appropriate as the subject site is a large rural
property and maintains that the proposed works are not significant.
The scheduled fee is calculated on the area of the site and not the size of the proposed works.
The area of work to be assessed has been calculated at approximately 2500m2 – 3000m2 and
triggers the maximum capped fee as detailed in the schedule of $4,390 for a site between 1400
– 5000m2
Therefore the fee reduction proposal is not supported on this basis.

Policy
OPW15/0231 Thomco Pty 215 David Low Way $1,614 $1,614
Ltd Peregian Beach
The application was triggered by a compliance matter in relation to filling of the site and will
require conditions from engineering and environment. The intent is to “stockpile” material on the
site for filling of part of the site the subject of the Material Change of Use for the shopping
centre. Under the circumstances it is recommended that the request be refused as this is the
minimum fee that would generally apply for this type of application.
